A home inspection covers the roof, the foundation, the electrical panel, and whether the air conditioner cools. It rarely covers what is inside the duct system, which means the ductwork is usually the one major part of a new house you know nothing about. If you just closed on a place in Houston, Katy, or Pearland, this is a good moment to find out what the previous owner left behind in the air path.
Why the first month is the right timing
Two reasons. First, you are already living in fresh-paint, boxes-everywhere mode, so a technician in the attic is not a disruption. Second, you have nothing to compare against yet. Whatever your indoor air is like now becomes your baseline, and a documented starting point makes it far easier to judge whether something changed later. Waiting until August, when you notice a smell every time the system kicks on, means guessing at whether it is new or has been there since before you moved in.
What the previous occupants left in the system
Remodeling and construction dust
This is the biggest one, and it is common in flipped houses. Drywall sanding, tile cutting, and demolition produce fine dust that travels everywhere. If the system ran during the work, or if returns were left uncovered, that dust settled inside the ducts. Gypsum dust in particular is very fine and does not clear on its own with normal airflow. Freshly renovated homes in Houston’s inner-loop neighborhoods and Bellaire are the ones we see this in most.
Pet dander and smoke residue
Dander is light and sticky, and it accumulates on duct interior surfaces over years of a pet living in the house. Tobacco smoke leaves a residue film that can carry odor long after the smoker is gone, which is why some buyers notice a stale smell that seems to come from nowhere in particular. If the smell intensifies when the blower starts, the duct system is a reasonable suspect.
Unknown filter history
You have no idea when the last filter was changed, or whether the right size was used, or whether there was a filter in place at all. A missing or badly fitted filter means everything the return pulled in went straight through the blower and into the duct. Pull the filter on day one and look at it. A filter that is loaded and gray, or a slot with visible gaps around the filter frame, tells you the system has been drawing unfiltered air.
Physical problems you cannot see from the hallway
Ducts disturbed during renovation
Any project that opened a ceiling or moved a wall put hands near the ductwork. Runs get stepped on, crushed under new framing, pulled loose at a collar, or left disconnected entirely after a room addition. A branch that came off its takeoff dumps conditioned air into the attic, and the room it served never quite cools. If one bedroom in your new Sugar Land house is always warmer than the rest, that is worth tracing.
Missing or inadequate return filtration
Some homes, especially ones where a DIY remodel touched the mechanical closet, end up with return air paths that bypass the filter: an open return chase, an unsealed plenum, or a filter grille that does not seal to the wall. The system then pulls dusty attic or wall-cavity air directly into circulation, and no amount of cleaning keeps up with it.
Past water intrusion and rodents
Look for evidence, not for stories. Water staining on duct insulation, a rusted boot, a drain pan with mineral crust, or matted attic insulation under a duct run all point to a leak that happened at some point. Rodent evidence, droppings on duct tops, chewed jacket material, nesting in insulation, matters because it means the duct exterior was compromised and the attic and the air path were connected. That is a repair question, not a cleaning question.
What an inspection actually tells you
A walkthrough of the duct system should tell you the layout, the condition of the insulation and vapor jackets, where the leaks are, whether any runs are crushed or disconnected, whether return filtration is doing its job, and whether there is visible microbial growth or water damage. That is the difference between guessing and knowing. Booking a duct inspection in Houston before you buy any service is how you avoid paying for the wrong one.
Cleaning, sealing, or repair: what each one actually fixes
- Cleaning removes accumulated debris from inside the duct. It is the right answer for construction dust, dander buildup, and a system that has clearly gone a long time without service. In the Houston area, air duct cleaning typically runs $300 to $700, with the actual price set by an on-site look at your system’s size and condition.
- Sealing closes leaks at boots, collars, and plenum connections. It fixes uneven room temperatures, dust that reappears quickly after cleaning, and humid air being pulled in from the attic. - Repair handles physical damage: crushed runs, disconnected branches, torn insulation jackets, rusted boots. A cleaning wand cannot fix a torn duct, and running one through damaged flex can make the damage worse.
Most new-owner situations call for one or two of these, not all three. If an inspection turns up only dust, clean it and move on. If it turns up leaks and crushed runs, fix those first, because cleaning a system that is still pulling in attic air just resets the clock.
Setting your baseline schedule
Once the system is in known-good condition, keep it simple. Change filters on a fixed calendar rather than by eye, and go shorter in summer when the blower runs constantly. Keep supply and return grilles clear. Walk the attic once a year, ideally in early spring, and look for new stains, sagging runs, or torn insulation. Have the duct system looked at every few years, and sooner if you remodel, since any project that opens a ceiling can disturb ductwork again.
